Our Story

Beacon Capital Advisors was founded to bring clarity, rigor, and partnership to affordable and mixed-income housing projects across New Jersey and beyond. We work with developers at the earliest stages of financing to stress-test, align, and strengthen complex capital stacks before commitments are finalized.


After more than 15 years in corporate finance, M&A advisory, and community development finance, our founder, Ryon R. Campbell, HDFP, saw a clear gap: developers needed clear structural guidance before capital decisions were locked in. Beacon was created to close that gap.


Today, we partner primarily with affordable and mixed-income housing developers to evaluate feasibility, stress-test capital stacks, and align layered financing structures before investor and lender commitments are finalized. Our approach blends financial discipline with a commitment to community impact—helping good projects become real.

About the Founder

Ryon Campbell is the Founder and Managing Principal of Beacon Capital Advisors, where he focuses on bringing early structural clarity to affordable and mixed-income housing developments across New Jersey and beyond. With more than 15 years of experience in corporate finance, transaction advisory, and community development finance, he brings the financial rigor and practical judgment needed to align complex capital stacks before commitments are finalized.


Before launching Beacon, Ryon held managerial roles at leading independent advisory and Big 4 firms, advising private equity, hedge funds, and corporate clients on complex M&A transactions. He later transitioned into community development and commercial real estate consulting, underwriting CMBS loans for institutional lenders and deepening his work in affordable and mixed-income housing.


Ryon has underwritten and structured more than $1.1 billion in real estate transactions, including over $600 million in mission-aligned multifamily and mixed-use acquisitions. His technical experience spans LIHTC, tax-exempt bonds, NJEDA programs such as Aspire, mezzanine capital, and conventional debt. He is known for identifying capital fragility, sequencing risks, and feasibility gaps early — before they surface late in the financing process.


Through Beacon Capital Advisors, Ryon partners primarily with developers at the front end of project financing to stress-test feasibility, evaluate subsidy layering, and strengthen capital stack alignment. Rather than waiting until closing, Beacon’s work focuses on the critical early stage where disciplined financial structuring can prevent costly revisions and protect long-term viability.


Ryon holds a B.S. in Business Administration (Finance) from the University of Vermont’s Grossman School of Business. He is a certified Housing Development Finance Professional (HDFP), holds the Novogradac Community Development Certificate, is a graduate of the Open Access Fellowship and ULI/Project REAP, serves on the Open Access Alumni Board, and is an active member of the Urban Land Institute.
