Our Story
Beacon Capital Advisors was founded to bring clarity, rigor, and partnership to affordable and mixed-income housing projects across New Jersey and beyond. We help developers and mission-driven organizations navigate complex capital stacks so essential projects can move forward with confidence.
After more than 15 years in corporate finance, M&A advisory, and community development finance, our founder, Ryon R. Campbell, HDFP, saw a clear gap: developers needed both technical expertise and accessible tools to structure viable, community-focused deals. Beacon was created to close that gap.
Today, we work with developers, CDFIs, fund managers, and public-sector partners nationwide to evaluate feasibility, layer subsidies, structure capital, and advance projects from concept to closing. Our approach blends financial discipline with a commitment to community impact—helping good projects become real.
About the Founder
Ryon Campbell is the Founder and Managing Principal of Beacon Capital Advisors, where he focuses on advancing inclusive, community-centered real estate investment across New Jersey. With more than 15 years of experience in corporate finance, transaction advisory, and community development finance, he brings the financial rigor and practical judgment needed to structure deals that deliver both economic and social value.
Before launching Beacon, Ryon held managerial roles at leading independent advisory and Big 4 firms, advising private equity, hedge funds, and corporate clients on complex M&A transactions. He later transitioned into community development and commercial real estate consulting, underwriting CMBS loans for institutional lenders and expanding his work in affordable and mixed-income housing.
Ryon has underwritten and structured more than $1.1 billion in real estate transactions, including over $600 million in mission-aligned multifamily and mixed-use acquisitions. His technical work spans affordable and mixed-income developments that require sophisticated financial engineering. He brings deep expertise in LIHTC, tax-exempt bonds, NJEDA programs such as Aspire, mezzanine capital, and conventional debt — applying the financial discipline and modeling rigor needed to make complex projects feasible.
Through Beacon Capital Advisors, Ryon partners with developers, CDFIs, impact investors, and public agencies to structure housing and community development projects from concept to closing. The firm provides feasibility analysis, acquisition advisory, subsidy layering strategies, and capital stack design tailored to each deal. Beacon helps clients navigate federal, state, and local programs — including LIHTC, HOME, CDBG, and municipal incentives — and connects them with mission-aligned lenders and investors to close financing gaps and advance community-focused projects.
Ryon holds a B.S. in Business Administration (Finance) from the University of Vermont’s Grossman School of Business. He is a certified Housing Development Finance Professional (HDFP), a graduate of the Open Access Fellowship and ULI/Project REAP, serves on the Open Access Alumni Board, and is an active member of the Urban Land Institute.
